You carpet may not be ruined!  Almost always, a carpet can be repaired instead of replacement… Even here in the frozen Fairbanks area north land!  This repair was performed by my coworker Josh Smith on an olefin berber (mostly plastic) carpet…. one where it is very difficult to match the patterns and install it where the fibers are secure (and will last).  Thank goodness my coworker Josh did it!  Even though it may be tough to admit, he is consistently better at it than I am….

His first step was to identify the extent of the fibers damaged, find a pattern/seam that would allow an easy match, locate a piece that could fit within the area he identified would need removal, then remove the damaged area and remove the piece he located to match, then swap the damaged piece with the replacement.  Then install the damaged piece in the unseen area, usually, as it was in this case, the back or side of a closet.

Although there is no such thing as a perfect match as the carpet seldom has ‘worn’ the same, but at the same time, seldom are they noticed by a resident saving hundreds to thousands of dollars in replacement costs.

OK, so admitting failure is good for me :-).

Thought I’d video this from the beginning as I knew it would be tough; resident didn’t know that source of the stain, more than a few months old AND their were multiple sources of dyes and substances in the same area(s)…

There are spots than even I can’t totally remove from carpet?! Wow! This week again brought deafening blows to my ego :-(… miserable failure… :-).

All kidding aside, Joel Hoppe is an incredible help to hundreds of carpet cleaners around the country and his customers!  Very glad to be able to call on him as others around the country when stuck way up here in the frozen north!

 

Can you rent apartments or homes to people in the Fairbanks North Star Borough when they have pets???? (Dogs, Cats, Ferrets, etc)

One thing about the Fairbanks, North Pole, Eielson AFB, and outlying areas (like Fox; where this video at the end is from)…. We love our pets!  Here in the land of cold and the sled dog team, you can expect some UNIQUE situations to be so common place they are almost expected!

How do you, the property owner, manager or landlord keep your property rental rate at a surviving level by balancing -renting to the typical interior Alaska pet owner -versus the likely thousands of dollars in damage will occur at some point by taking that risk?

There are many many options available to you as a landlord if you are upfront with potential residents/rental prospects…. in fact, coming alongside of your potential resident and working with them will have your units fully rented and happy rental communities established!  It can be done and it does pay handsomely for the extra investment of time… WAY more handsomely than having vacant units! :-).

The extra time?  Well that encompasses very clear agreement on expectations with follow up inspections and very clear boundaries that are followed up/through on…. The options/expectations/boundaries are virtually limitless depending on your property situation/location/amenities, etc.  For illustration only: you could agree up front to a monthly/quarterly blacklight/general damage inspection of the property to have a “XYZ” pound/type of animal in the unit with grounds cleaning responsibility assigned in order to have a certain type pet… Associated costs of those inspections with previously agreed upon boundaries would be covered in the additional costs agreed to for the ‘pet privilege’.

The above should give you a basis for understanding of the direction needed for having pet agreements that work!  Clear communication by both parties, clear boundaries with delineated costs paid up front or building as an additional portion of their rent payment, active interaction of both the landlord and the resident.

Now for another one of my “soon to be famous” pet urine salvage cleaning/decontamination jobs that we do 100’s of here in the Fairbanks area every year :-).  These will occur with the best of plans, and carpets do have their limits, but this unit will soon be happily occupied again at a very reasonable “renewal” cleaning  cost…

Another Fairbanks carpet repair post…. when options for replacement are limited, and no spare carpet is available… you can still improve things a bunch!!

Even with a very worn, old and ugly carpet repair can make a huge difference when you are limited in your options!

Those of you that are active in showing apartments available know exactly what I mean… Sometimes when a viable potential renter first arrives at a unit, their eye is immediately drawn to the deficiency that they first see when on the walk-through.  Then, even if the deficiency is really acceptable, every thing they see from that point forward is through the paradigm of the image first seen and measured.  1st impressions count!

When you find yourself in that situation, even when the owner you are working with has little funds available, there are often small things that can be limited as distractions.

This video example is such a case.  The living room-entry area had a very obvious “hole” in the carpet that was visible immediately upon entry.  Even though it was a lower cost rental unit where such conditions would be expected and well within reason, because of the position the potential renters view was drawn directly to that spot.. :-(…  Even though we had no spare matching carpet to use, we were able to insert a much less worn piece of carpet into the spot.

Since the carpet piece used to insert into the existing “hole” looked so much newer, the colors were obviously different…..  BUT, the ‘catch’ people had on entry was now gone.

Sometimes you just have to make some lemonade out of the lemons.

A Fairbanks office looks new again…. Carpet and linoleum!!!! A truck had been parked inside on it including most of the outside wall :-).

This poor Fairbanks office carpet had a terrible life experience…

Just sitting there all by itself one evening, luckily unoccupied, a truck decided it was tired of it’s owner parking it outside in the cold 🙂 and thought it would teach it’s owner a lesson!  It zipped across the main 4 lane road, into the driveway, across the parking lot, over two sets of parking concrete barriers…. and through the building siding, wall and wallboard … now happily warming itself.  What a mess!

Really got to learn a lot about ‘physics’ on this job!  A simple 5000+ lb 4 wheel drive pickup exploding through an office wall creates an AMAZING amount of tiny shattered debris and dust …. and it goes everywhere!

Sure, “a hard surface is easy to clean”…. Wow!  I thought we would never get all the goodies walked into the floor!  Don’t those construction folks understand they need to wipe their feet!

Truly is amazing at times how much soiling that isn’t apparent can be removed from most any “hard surface” like linoleum, tile-grout, wood, laminate and/or stone!

Although I don’t expect it to be a common occurrence, we sure are prepared to clean up should another car decide to park in your offices/home!  Please keep that ‘tucked’ away in the back of your mind “just in case” you need us! 🙂

A few Fairbanks and North Pole carpet cleaning ‘challenges’ from the last 10 days :-)

Actually had the opportunity to video a couple of the ‘interesting’ carpet cleaning (repair & salvage) jobs this past 10 days… thought it would make a good blog post to show some of the exciting opportunities that are available to those that may be thinking that  a “Trinity Floor Renewal” business would be boring :-).

This first video is one we took when we first arrived at a job while inspecting it for our records.  We ended up turning the job down as the customer was leaving town and there was no way to accomplish the salvage work that would be needed within the time we would need (urine saturated: blacklight inspection example included by the technicians as documentation for us as this was a rental property where we didn’t know the owner and wanted back-up that we did show up for our appointment and something that would show some of the conditions that existed if it ever came up).  The quality is exactly that, but enough so the next video will show just how far it was from where we started at (this video was taken very discretely to avoid conflict).  This video was not in the last ten days as the other’s are.

This next video is after the basic cleaning/debris removal was done.  Then we saturated the entire carpet with bacteria/enzymes to breakdown the urine in the carpet after a thorough preparation vacuuming.  The entire carpet including stairs was treated as one giant urine spot.  Then, using mechanical agitation, we thoroughly worked in the solutions to assure that any potential contamination was completely in contact with those contaminated areas and left the job for a couple of days to work.  This video was our return trip for the second complete cleaning:

To say the least, the management company that hired us and the owner of this property is “kinda” happy that we were able to save them several thousand dollars :-).

This next one is also from a rental managed by another property management company; although the video is not as detailed with the types of stains we dealt with like “oiled gum” worked into the backing of the carpet, dozens of spots that all looked similar but from multiple sources: oil, grease, food bits/food spots, dyes (in particular a yellow-orange spot that was VERY challenging), urine (found with blacklight), unknown green dyes, a super peculiar odor we couldn’t “source”, but did solve, etc etc.

This next spot was about 30 miles north of Fairbanks and an EXCITING salvage cleaning/restorative clean.  Videos are great, but man o’ man, when I’m in my office typing this blog and reviewing them… there is soooo much that is left out :-)… You still get the idea:

This next one was fun!  Imagine just what might be lurking on the inside of your old home boiler… :-)… yep, you guessed it: the official title is “gickum” :-).  So many little ‘challenges’ from one source!  Oil, rust, soil, glycol, etc… combined with a carpet, linoleum, porous unsealed wood, and porous unsealed concrete… YEAH buddy! :-).

Ok, one more video!

Yes, I’ve got more from this last 10 days as well… and a few that weren’t videoed at all… proof of how I started this blog post…. Floor renewal is NEVER boring and just when you finally think that this is the one that will do it… , then poof!  You realize where you are spending the next few hours….

This next one was exactly that.  Looked soiled, but ‘simple soiled’ and a quick ‘boring’ clean…. :-)… then we realized we couldn’t determine the source of the discoloration (not really that ‘soiled’) and with some questioning, determined that it was probably mostly transfer of soil/color from an area rug that had been in the location… I forgot to include a picture at the very end after vacuuming, but you can see from where we did stop that we were well on our way to solving this ‘challenge’… it looked/felt terrific after vacuuming and was improving more as it dried…

Ready to come work with us yet?  Still think it is boring, or, for that matter, that we simply “clean carpets”?  -OK, this next one I forgot about… still in the time-frame and I was excited that this actually worked… every get water based and oil based PAINT out of your carpet??  Yep, even I was a bit stressed over this one.. :-):

Just another few grand extra to toss around as one of our clients… Now if I could just receive 1/2 of the money our carpet “cleaning” saves people, I’d be the richest guy in town :-).

And there were more… a lot more… why oh why most of us within the Trinity Renewal Systems organization every refer to ourselves as “carpet cleaners” ?  What a perspective change to get out your phone video and go to work for a week/two and then look back!  Hindsight is great marketing stuff!!!

One thing our customer’s will tell you is that using our company, products and equipment not only removes more soil, spotting and stains, but stays cleaner much longer that what they have done in the past and this time of year is a great time to prevent your getting “locked in” with last years dirt for the winter.  The carpet in a home or any facility is almost always the largest filter system in the building… with gravity on it’s side!  Agitation (foot traffic) keeps a lot of the soils airborne daily… we can certainly help!

My pictures that I started with on this blog included tile/grout cleaning in a bathroom as we passed the area doing the carpet… I’m convinced that a gremlin in my computer has consumed it and after almost 4 hours of tryin to find it… have decided to relax my brain and see what I can find this week..  So, I may be back to add to this post! :-).
